About the role
VIVLA is transforming the fractional ownership of premium second homes across Europe. Our mission is to provide access to exclusive properties through a flexible and efficient model. To achieve this, we are looking for a Head of Home Operations to lead the acquisition, management, and maintenance strategy of our assets, ensuring scalability and operational excellence.
What you’ll do
Acquisition & Expansion Strategy
- Define and execute a property acquisition strategy aligned with VIVLA’s growth objectives.
- Assess whether the best approach is to build critical mass in key locations or expand into new markets.
- Develop a framework to evaluate the operational cost of each property before acquisition.
- Negotiate optimal terms with developers, property owners, and real estate agencies.
Asset Management & Operations
- Develop and standardize renovation and interior design processes to optimize costs and delivery timelines.
- Establish a scalable maintenance model that ensures quality and cost control.
- Define design and furnishing strategies that maximize asset durability while minimizing maintenance and replacement costs.
- Optimize the property handover process to ensure clients receive a high-quality product in the shortest time possible.
Property Management & Scalability Strategy
- Determine whether VIVLA’s future in property management lies in building local teams or partnering with external service providers.
- Define operational and maintenance standards to ensure a premium ownership experience.
- Implement performance metrics to enhance the operational efficiency of our assets.
What you’ll need
- 8-10 years of experience in asset management, real estate operations, hospitality, or build-to-rent.
- Deep knowledge of acquisition, management, and maintenance of premium real estate assets.
- Experience in negotiating with suppliers, real estate partners, and investment funds.
- Analytical and strategic mindset, with a focus on cost optimization and scalability.
- Ability to structure efficient operational processes and manage multiple projects simultaneously.
- Operational excellence and a strong commitment to product quality.
Nice to Have
- Experience in hospitality, coliving, serviced apartments, or real estate funds.
- Background in leading operations teams within startups or high-growth companies.
- Knowledge of technology applied to real estate management (CRMs, ERPs, property management platforms).
